Terms and Conditions of Renting with Stahl’s Farm Vacations:

Your payment of a deposit/ acceptance of a reservation for any property at Stahl’s Farm Vacations is an acceptance of the following terms and conditions. Please take the time to read through them;

In Ground Pool & Hot Tub Liability Waiver

**By accepting a reservation with us, you acknowledge the following;

There is no lifeguard on duty at any property. Swimming and other pool/ hot tub activities are vigorous and can involve severe cardiovascular stress. No children under the age of 12 are allowed to use the hot tub. Furthermore, no one under the age of 14 is allowed to swim without direct adult supervision and no one is allowed to swim alone.
You understand that swimming and other hot tub activities involve certain risks, including but not limited to death. You understand those activities can involve incidental reckless conduct of other participants who may or may not be a part of your group. All stresses and hazards associated with these activities cannot be foreseen. You voluntarily use the pool and hot tub facilities with knowledge of the dangers involved and hereby agree to accept any and all risks of property damage, personal injury, or death whether by you, your guests or other persons. By accepting a reservation you further agree to hold harmless, releases, waives, discharges and covenants not sue, Stahl's Farm Vacations personally and as a company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners/ and or lessees (the releasees) of the premises- whether caused by negligence of the releasees or otherwise while in or upon any of the properties.

Quiet Time & No Trespassing on the Apple Valley Golf Course- Applies only to the Floralwood House the house is located in a private lake and golfing community that is governed by a Property Owners Association. The POA has a noise ordinance rule that must be followed; quiet time must be observed from 11PM to 7AM, 7 days a week. Please be respectful of the neighborhood and neighbors. No loud music, cursing, loud noises, screaming, etc. is allowed during quiet hours. Additionally, there is no trespassing on the Apple Valley Golf Course unless you have a specific tee time. If you are found to be on the golf course without permission, you will be asked to leave. There is a putting green and practice area located by the golf course entrance, it is open from sunrise to dark. You can practice your swing and putting skills in the designated areas.

Check-in and Check-out Times. Check-in time is 4:00pm Eastern time. Early check-ins are only allowed with expressed permission from the Owner or Manager. Check-out time is 11:00am Eastern time. Late check-outs are only allowed with expressed permission from the Owner or Manager.

Deposit. A deposit of $300.00 is required to reserve any of our properties. This deposit is collected in advance, but it is credited as a part of the overall cost of your stay. A refund of the deposit will be issued if you cancel at least 30 days prior to your arrival. Cancellation less than the 30 days prior to check in will result in the forfeiture of the deposit. At the discretion of the owner, other agreements may be made – and will be made in writing.

Pet Fees. A pet fee of $25.00 will be assessed per stay. Pet fees are charged to cover the additional cleaning and maintenance that is required after you have checked out. Many people have allergies to pet hair and dander. Therefore, we take the extra cleaning time to ensure the next guest does not encounter any allergens.

Lodging Cost, State and Local Taxes. Lodging cost is based upon head-count and Ohio state sales tax and Knox County bed tax is added to your total. The taxes equal 10.25%. Your total cost for your reserved stay will be quoted to you prior to your payment of a deposit. Upon your arrival for your reserved stay, your total balance is due. Failure to provide your balance upon arrival may result in your being turned away without recompense.

While the Weston House cabin is set up with sleeping arrangements for 15 people based upon 9 beds, the Floralwood House is set up for 25 people based upon 21 beds and Jug Run is set up with sleeping arrangements for 9 based upon 9 beds, there may be additional people allowed at the discretion of the owner. As such, additional people may be required to provide their own sleeping apparatuses such as an air mattress/ rollaway and will be charged according to the rate schedule for each property (see rate information by location). People who do not disclose the correct number of overnight guests will be required to pay for those guests, even if you have already checked out.

We are a NON-SMOKING Establishment. Ohio recently passed a non-smoking ordinance for all public places. Since the house is a short term rental, it is considered to be a public location. NO smoking is allowed within the building. You are also expected to pick up any cigarette butts or matches, and properly dispose of them in the receptacles provided (trash cans or fireplace).

Working Farm and Rural Location.

Please be aware that the cabins are in a rural location. As such, cell service may be non existent, based upon the carrier. We do not have access to high speed internet. So, if technology is a requirement during your stay, we are probably not a good fit for you. We do everything in our power to give you the best cell service and internet available. We have a cell signal booster but this only enhances a signal, it does not give signal that does not exist to begin with. Verizon appears to be the best network at the cabins and AT&T does not work at all. I offer a Verizon Jet Pack to help with access to 4G LTE. However, there is a monthly limit of 15GB per month and this can be used all in one stay, depending on how many guests and what the guests are using it for. We offer Excede satellite internet service. However, it too, has a monthly limit of 10GB. The satellite wifi does not stream music or movies. It is also slower than traditional internet. You can use it to check e-mails and do basic internet searches.

Understand that we are a working farm and as such there are dangers associated with the location, equipment, facilities, and animals on the farm. We are not a petting zoo!! Animals can be unpredictable and can spook or bolt with little provocation. Should you choose to enter our pastures or barn areas, you assume the risk of injury. Occasionally, fences are electrified, and may shock people and pets. While we make every effort to warn our guests that fences are on, please assume they are always on, and act accordingly. Please also be aware of closed and open gates. Should you walk through a gate, please return it to the condition you found it in. (Open gates may be allowing livestock access to water, and closed gates may be keeping livestock in.)

We allow and encourage people to bring their pets to stay with them while vacationing with us. Be aware that because we are a rural area, surrounded by other farms, and Ohio has a leash law. You are required to keep your pet under control at all times. You are responsible for any damage that your dog does to other guests, to property at the rental, or livestock.

The cabin is in a rural location, and while we make every effort to remove/ deter pests from the property. There may be occasions when you see them outside or even inside the cabin. Please notify us immediately so we can attempt to capture or eliminate any unwanted pests. Ohio, like many states, does not allow for the extermination of brown bats as they are a protected species. Please do not leave doors or windows open as they are curious creatures and may find their way in. If you see a bat inside the cabin, notify us immediately so we can address the issue.

We do not assume any liability for animals that you may see or come into contact with inside or outside the house/ cabin. As a registered farm in Ohio, we do have the right to eliminate animals that are considered to be pests and animals that go after our livestock; however, our philosophy is that many people come to the country specifically to experience wildlife, and therefore we do what we can to co-exist peacefully with the wildlife in the area. Expect to see some wildlife, especially birds, while staying at the cabin.

Credit Cards. A credit card may be requested at the time of your arrival to ensure payment of balance due. Credit card information is not maintained by the owner and is destroyed at the time of processing.

E-Mail Addresses, Home Addresses and Phone Numbers. E-mail addresses, addresses, and phone numbers are maintained for the purpose of contacting you and sending you information regarding your stay. Your contact information will not be distributed or sold to anyone not associated with our business.

Check Out Instructions for All Properties

  • We expect all used towels will be removed from bathrooms and placed on the floor in the utility room (near the washing machine).
  • Discard all opened food and food containers
  • Wipe all counters and eating surfaces
  • Do not leave dirty dishes in the sink or on kitchen/ dining surfaces. Load the dishwasher, and start the wash cycle.
  • Pick up all loosely discarded objects (don’t leave things on dressers or in the bathrooms that you’ve discarded).
  • Pick up trash from all rooms, consolidate in large black plastic bags and place in the garage in the trash cans provided
  • Please clean up after your pets.
